Your family home is one of the most important purchases you will ever make.

Renting is that first “adulting” milestone, and it’s a big one. Managing money isn’t simple, and owning a home comes with plenty of expenses. That said, I’m 100% with you: it’s so important for young and local folks to be able to buy right where they want to live!


I’m thrilled to report that many families have done exactly that here in Seldovia. Quick math on my end shows over 86% of Seldovia families own their homes. That’s incredible!


Sure, we’ve got some higher-priced listings, but you’ll see those are waterfront turn-key cabins, big beachfront acreages, or established Main Street businesses. They’re premium properties and priced accordingly, and honestly, if they were anywhere else on the Peninsula, they’d cost way more.


Our real challenge? The market is tiny. Seldovia owners love their homes, hold tight to their prime land and family getaways, so inventory is always super low.

Over the last 4 years, Seldovia has punched way above its weight when it comes to affordable home sales, especially compared to our Kenai Peninsula neighbors! Don't get me wrong: our market is tiny (just 38 homes sold total over the last FOUR years), but a whopping 42% went for under $200K, and 79% under $300K. That's a steal in this region! Here's the full breakdown for context:

See how we stack up? Folks in Seldovia (and Ninilchik, our close cousin) are landing those entry-level deals at rates other spots can only dream of. It's all part of why this little corner feels like such a hidden spot, affordable paths to homeownership amid the stunning views and incredible backdrops. Compared to other Kenai Peninsula towns, Seldovia has a much higher chunk of properties in the lower price ranges, there just aren’t many to pick from! I won’t pretend it’s cheap to live here, but we’ve all signed up for this incredible place on purpose, right? I always say that our town is full of folks who have deliberately chosen Seldovia, and that makes for a great community!  We rave about the reasons nonstop! The data backs this up: our #1 real estate hurdle isn’t price, it’s the sheer number of homes available.


I always tell buyers and sellers the same thing: imagine I line up 5 random people and say, “Pick your perfect life partner.” Odds are slim! Doesn’t mean each one is not awesome (smart, kind, charming, the whole package) but is one of them your person? Right now we’ve got 5 homes and 3 vacant lots on the market. Every single one is great… has amazing features, they just haven’t met their perfect match yet. Buying a home is deeply personal, and fit matters way more than dollars.
